Worth Knowing
Fard in 2026: Two Things Changed
First — for property transactions, PLRA is replacing the traditional fard with the Green Property Certificate in most Punjab districts. Second — the ordinary fard-e-malkiat is still the document for everything else: checking a record, bank loans, court cases, inheritance paperwork. Asking for the wrong one wastes time and money, because they’re priced differently. Tell us what you need the fard for on WhatsApp — we’ll get you the right one.
The Document
What Is a Fard-e-Malkiat?
Think of the jamabandi as the village’s big register — the official record of rights listing who owns what. The fard is simply an extract of that register for your land: a certified copy showing the owner, the area, and what’s registered against it. Banks ask for it, buyers ask for it, courts accept it. One warning from experience: an old fard only proves what was true on the day it was issued. If you’re buying, always work with a fresh one.
Where you’ll need it
- Selling or buying property — buyers verify ownership
- Bank loan against land — the bank’s first document
- Court cases — proof of ownership on record
- Inheritance, gift and mutation paperwork
What it shows
- Owner’s name as recorded in the jamabandi
- Khewat, khasra and khatuni numbers
- Total area and type of land
- QR code for instant verification
How It Works
Your Fard in 4 Steps — All on WhatsApp
No office visit. No patwari. No portal account needed.
Message us on WhatsApp
Send your CNIC and whatever you have — khewat, khasra or khatuni numbers, or just the property address and village/city. Don’t know the numbers? We trace them.
We file on the PLRA portal
We submit your application on punjab-zameen.gov.pk — the same PLRA system every Arazi Record Center uses — with the correct fard type — information, sale, loan, or court — so you don’t pay for the wrong one.
Official fee paid
We pay PLRA’s official fee and share the receipt with you. Nothing hidden.
Fard delivered
The QR-coded fard arrives — we send it to you on WhatsApp, usually within hours. Print it, submit it, done.
Which One You Need
Not All Fards Are the Same
Asking for the wrong type wastes a trip — tell us the purpose and we’ll get the right one.
Fard for Information
Checking your own record or personal use. The cheapest option — but not valid for registering a sale.
ownership fardFard Baraye Bay (Sale)
For registering a transfer or sale. Now includes the buyer’s CNIC — mismatched names get rejected at the registry.
fard recordFard for Bank Loan
Offering land as security. Your bank will specify exactly which fard it needs — send us their requirement.
ownership fardFard for Court Case
Ownership proof for litigation. Must be current — courts don’t accept stale records.
jamabandi fardJamabandi / Record of Rights
The full register extract for a revenue estate — ownership, cultivation, and rights in one document.
record of rightsAks Shajra (Map Copy)
The village map copy showing your khasra’s position. Often needed alongside the fard for sales and disputes.

What We Need From You
Two things. That’s it:
- Your CNIC copy
- Property identification — khewat, khasra or khatuni numbers, or just the complete address
Quick decoder — the three numbers on every fard:
Khasra = the field/plot number (where the land is) •
Khewat = the ownership account (who owns it) •
Khatuni = the cultivation account (who farms it)
Good to know
Don’t know any of the numbers? Send the address or a location pin — we trace the khewat and khasra in the PLRA record for you. And if you only need to check a record rather than get a certified fard, the punjab-zameen portal shows it free — we’ll tell you honestly which one you need before you pay anything.

FAQ
Questions People Actually Ask
+What is a fard-e-malkiat, in simple words?
It’s a certified extract of the jamabandi — the village land register — for your specific property. It names the owner, the area, and the khewat/khasra/khatuni numbers. Banks, buyers and courts treat it as the official ownership paper.
+What’s the difference between fard and jamabandi?
The jamabandi is the full record of rights for a whole revenue estate, revised every few years. The fard is a copy of just your portion of it. Think register vs. extract.
+What do khewat, khasra and khatuni mean?
Khasra is the plot number — where the land is. Khewat is the ownership account — who owns it. Khatuni is the cultivation account — who farms it. All three appear on your fard.
+Is an online fard valid for bank and court?
Yes — a PLRA-issued fard with a QR code is the official document, whether you collect it at the Arazi Record Center or we get it issued online. It’s the same paper.
+Do I still need a fard with the Green Property Certificate around?
For sale transactions in most districts, the Green Certificate is taking over. For everything else — loans, courts, inheritance, checking your record — the fard-e-malkiat is still the document. Tell us the purpose and we’ll get you the right one.
+What if I don’t know my khewat or khasra number?
Happens all the time. Send the address or a location pin and we’ll trace the numbers in the PLRA record for you.
+How long does it take?
Usually just a few hours after you send your CNIC and property details on WhatsApp. We’ll give you a straight answer on timing before we start.
+What will it cost me?
PLRA’s official fee plus our service charge — both told to you upfront on WhatsApp, nothing hidden, and you get the official receipt.
