DC RATE CHECK SERVICE — PUNJAB, PAKISTAN
DC Valuation Punjab — Check Your Property’s Official DC Rate
Every registry in Punjab is charged on the DC value of the property. If that value is higher than the price written in your deed, the duty runs on the DC value — the lower figure saves nothing. Send us your property details on WhatsApp and we check the official rate for your exact mouza and land class, and tell you the DC value your registry will actually be charged on.
The check runs on the current notified valuation tables — the same tables the e-stamp system uses when it calculates your challan. No office visit, no fighting with the portal — and any small service fee is confirmed with you on WhatsApp before the check begins.

Three Rates. Three Different Jobs.
Most arguments at a registry start here. Someone says “the rate” and means one of three different numbers — and only one of them decides your stamp duty.
The DC Rate
For Stamp DutyThis is the value the District Collector notifies for every area and land class in his district. Registry charges — stamp duty and the registration fee — are worked out on this value, or on the price written in your deed, whichever is higher. When people talk about dc valuation punjab, this is the rate they mean. It is the rate this page checks.
The FBR Rate
For Federal TaxesA completely separate table, published by the FBR for the whole country. The buyer’s and seller’s advance taxes at a registry — sections 236K and 236C — are worked out on FBR values, not DC values. Different table, different job. A correct DC rate tells you nothing about your FBR value, and the other way round.
The Market Rate
What People PayThe price a buyer and seller actually agree between themselves. In most areas it sits well above both official rates. The market rate decides your deal — it does not decide your duty. And writing a lower price in the deed does not lower the duty either, because the DC value sets the floor the charges are calculated from.
02
What Decides Your DC Rate
There is no single rate for the province. Property DC valuation Punjab tables are built area by area, and two plots on the same street can carry different notified values. These are the things the table looks at:
District & tehsil
Every district notifies its own table. A rate from Lahore means nothing in Rawalpindi — and tehsils inside the same district differ too.
Mouza / revenue circle
Rates are fixed mouza by mouza. Pick the wrong mouza and you get a wrong rate that still looks official. This is where most self-checks go wrong.
Land classification
Residential, commercial and agricultural land are rated separately. The same plot can carry a different value under a different class.
Urban or rural
City and scheme land — anything built by a development authority or housing society — is rated as urban, even where it still looks like a village.
Plot or constructed
A built property is valued differently from an empty plot, and the floor a flat sits on can change the figure.
Location in the area
Main-road and corner properties are often rated above inside streets of the same mouza. Position matters, not just the area name.

How the Check Works
Four steps, all on WhatsApp. You never open the portal and never visit an office for a rate check.
You send the property details
District, tehsil, the town or mouza, the land class and the size of the property. That is enough to start — if something is missing, we ask for it in the same chat.
We find your rate in the table
Your property is matched to the current notified table for its district — the exact mouza, circle and classification, not the neighbouring one.
We cross-check the figure
The rate is matched against the e stamp DC valuation Punjab calculation for the same property — the same working the system will do when your challan is made, so there is no surprise at registry time.
You get the full picture
Back on WhatsApp: the rate, the total DC value of your property, and the stamp duty that value carries. Enough to fix a price, plan a registry, or settle an argument about what the duty will be.

Details to Send Us
The more exact the details, the more exact the rate. This is the full list — send what you have and we will ask for anything missing.

Why Check It Through Us
Old rate lists lie
DC tables are revised, and the old lists keep circulating — on websites, in WhatsApp groups, in dealers’ files. A rate from a previous table looks exactly like a current one. We check the table that is notified and in force today, not the one doing the rounds.
The portal punishes small mistakes
The official calculation needs the exact district, tehsil, mouza, circle and land class. One wrong field returns a wrong rate with full confidence. Matching properties to tables is our daily work — we know where the traps are because we see them every week.
A rate alone is not the answer
Knowing a per-marla figure does not tell you what your registry will cost. You get the rate applied to your property’s full area, and the duty that total carries — the number you actually plan around.
The cost is agreed before we start
A small service fee may apply to the check — and it is confirmed with you on WhatsApp before anything begins, so the figure never arrives as a surprise. Check the rate before you fix a price with a buyer, pay a token, or walk into a registry. Finding out your official rate after the deed is written is the expensive order to do things in.

DC Valuation Questions, Answered
Q1 What is DC valuation in Punjab?+
It is the official value of land and property notified by the District Collector for every district. When anyone searches dc valuation punjab, this notified value is what they are after: stamp duty and registration charges are calculated on it. Each district’s table fixes rates by mouza, land class and location, and those rates — not the market price — decide what a registry costs.
Q2 How can I check my property’s DC rate online?+
Through this service, entirely on WhatsApp. Send the district, tehsil, mouza or society, land class and size of the property, and we check the official property DC valuation Punjab table for it and cross-check the figure against the e-stamp calculation. You receive the rate, the total DC value of your property, and the duty on it — no portal account, no office visit.
Q3 Is the DC rate check free?+
Not fully — a small service fee may apply for the check. It is always confirmed with you on WhatsApp before anything starts, so you know the cost before you commit and nothing is charged without your agreement. If you later ask us to handle the registry or the e-stamp itself, that is a separate service, also confirmed upfront.
Q4 What details do you need from me?+
The district and tehsil, the town and mouza (or society name), whether the land is residential, commercial or agricultural, and its size. A copy of the fard helps pin the exact mouza and khasra — if you don’t have one, we can arrange the fard e malkiat first. Send what you have; we will ask for the rest.
Q5 What is the difference between the DC rate and the FBR rate?+
They are two separate government tables used for two separate charges. The DC rate, notified by the District Collector, is the base for stamp duty and registration charges in Punjab. The FBR rate, published federally, is the base for the buyer and seller advance taxes (236K and 236C). The two values for the same property are usually different, and neither one replaces the other.
Q6 Is the DC value the same as the market price of my property?+
No. The market price is what a buyer will actually pay, and in most areas it is higher than the DC value. The DC value still matters more at the registry counter: duty is charged on the DC value or the price in the deed, whichever is higher. So a deed written below the DC value does not reduce the duty by a single rupee.
Q7 How often do DC rates change?+
The tables are revised from time to time, commonly with the new financial year, and the revised table applies from its notification. That is why last year’s list cannot be trusted for this year’s registry. One more thing worth knowing: if a newly notified table has your area valued wrongly, the Stamp Act allows an appeal to the Commissioner within 30 days of the notification.
Q8 Does the e-stamp system use the same DC rates?+
Yes — the same notified tables sit underneath both. When a challan is generated, the e stamp DC valuation Punjab working picks the rate for your mouza and class automatically and calculates the duty on it. That is exactly why we cross-check your rate against it here: the figure you plan with is the figure the system will use. Need the stamp itself? Our e stamp punjab service issues it online.
