Selling Your Property? Get the Sale Fard First.

No registry happens without a fard for sale — the fard-e-farokht naming you as the seller, now with the buyer’s CNIC on it too. We start your case online with free guidance, then you visit our office once: the sale fard needs physical verification, and that part can’t be done online.

Worth Knowing

Sale Fard Rules Changed in 2026 — Read This First

One: since January 2026, every Fard Baraye Bay must carry the buyer’s name and CNIC — no buyer CNIC, no registry, and the fard can’t be reused for a different buyer. Two: from July 2026, the Green Property Certificate is compulsory for sale transactions in most Punjab districts (Sahiwal, Hafizabad and Lodhran are exempt for now) — it replaces the old fard-e-bay, with a field survey and 15-day public notice. Three: a sale fard goes stale fast — it’s generally treated as valid for 15 to 30 days, and sharp buyers insist on one less than 14 days old. Tell us your district and deal stage on WhatsApp — we’ll tell you exactly which document you need.

The Document

What Is a Fard-e-Farokht (Sale Fard)?

It’s the fard-e-malkiat issued specifically for sale — the registry fard that tells the Sub-Registrar: this seller owns this property, and this is the buyer. People call it the sale fard, fard for sale, fard e farokht, property transfer fard or fard for registry — different names, same paper, and without it your registry stops before it starts.

Where you’ll need it

  • Registering a property sale — residential, commercial, agricultural
  • Transferring a plot or house to a buyer
  • Mortgage and bank financing against property
  • Any deal where ownership officially changes hands

What it proves

  • The seller’s name as the recorded owner
  • The buyer’s name and CNIC (mandatory since 2026)
  • Khewat, khasra and khatuni numbers
  • That the record is current — QR-verified

How It Works

From WhatsApp Guidance to Registry — 4 Steps

Guidance is online and free — but the sale fard needs one physical visit to our office for verification.

1

Message us on WhatsApp

Send the seller’s CNIC, the buyer’s CNIC, and the property details — khewat/khasra or just the address. We check the record and tell you whether you need a fard bay or the Green Certificate. Free.

2

Visit our office once

You come in with original documents for physical verification — this step is legally necessary and can’t be done online. We prepare the complete file on the spot.

3

Fard issued

We get the sale fard issued through PLRA with the buyer’s CNIC recorded — or file the Green Property Certificate where your district requires it. Official fee receipt shared with you.

4

Registry day

With a fresh, valid fard in hand, your registry goes through without the “old fard rejected” surprise. We guide the registry paperwork too.

Who This Is For

Every Side of a Property Deal, Covered

The sale fard doesn’t change — only your side of the table does.

For Sellers

Selling a house, plot or farm? The registry fard with your buyer’s CNIC is your ticket to the Sub-Registrar’s office. We get it issued fresh so it’s never rejected for age.

For Buyers

Never pay on an old fard — it only proves what was true on its issue date. Ask the seller for a fresh one, or let us verify the record before your money moves.

Green Certificate Cases

In most districts the Green Property Certificate has replaced the old fard-e-bay — survey, 15-day notice and all. We file it and follow it up.

Agricultural Land Sales

Farm and village land deals with khewat/khasra records. Joint owners, inherited shares — the cases that get stuck most — we check before you commit.

Exempt Districts

Sahiwal, Hafizabad and Lodhran still run on the traditional fard system for now. Selling there? The classic fard bay is still your document.

Requirements

What a Sale Fard Needs

The checklist — have these ready for your office visit:

  • Seller’s CNIC — original for verification
  • Buyer’s CNIC — mandatory on the fard since January 2026
  • Property details — khewat, khasra, khatuni or the complete address
  • Previous registry or allotment papers, if available
  • All owners present or authorized — one missing signature can cancel a sale

Good to know

Fard validity is the silent deal-killer. A sale fard is generally treated as valid for 15 to 30 days, and careful buyers — and their lawyers — insist on one less than 14 days old. Ownership can change through a sale, inheritance, gift or court order at any time, so a two-month-old fard proves nothing about today. Time your fard close to registry day — we’ll plan it with you.

One honest note: online you get free guidance and awareness — but the sale fard itself needs your physical visit for document verification. There’s no fully-online shortcut, and anyone promising one isn’t telling the truth.

FAQ

Questions Buyers and Sellers Actually Ask

+What is a fard bay, in simple words?

It’s the fard-e-malkiat issued for the purpose of sale — “baraye bay” literally means “for the purpose of selling.” It names the seller as owner and — since 2026 — the buyer with their CNIC. The Sub-Registrar won’t register your sale without it.

+How long is a fard valid?

For sale purposes, treat it as 15 to 30 days from issue — and know that careful buyers insist on one less than 14 days old. There’s no official lifetime stamped on it; the point is that ownership can change any day through sale, inheritance, gift or court order, so freshness is everything.

+Why was my old fard rejected at the registry?

Almost always one of three reasons: it’s too old, the buyer’s CNIC isn’t on it (mandatory since January 2026), or the record changed after it was issued. A fresh fard bay taken close to registry day avoids all three.

+Do I need a fard bay or a Green Property Certificate?

Depends on your district. Since July 2026 the Green Property Certificate is compulsory for sale transactions in most of Punjab — Sahiwal, Hafizabad and Lodhran are currently exempt and still use the traditional fard. Send us your district on WhatsApp and we’ll tell you which one you need before you spend anything.

+Can the fard bay be reused if the deal falls through?

No. Since the buyer’s CNIC is now printed on it, the fard is transaction-specific — a new buyer means a new fard. Don’t get the fard until the deal is reasonably firm.

+Do I have to come physically, or is it online?

Online you get free guidance and awareness — record checking, document lists, which certificate your district needs. But the sale fard itself needs your physical visit to our office for document verification. That step can’t be done online.

+How long does it take?

The fard itself is usually issued within hours of your office visit. The Green Certificate takes longer — field survey plus a 15-day public notice — so start 4 to 6 weeks before your registry date. We’ll plan the timeline with you.

+What will it cost me?

PLRA’s official fee plus our service charge — both told to you upfront on WhatsApp, nothing hidden, and you get the official receipt. (Stamp duty and registry taxes are separate — those are paid at the registry.)
