Sale Deed Registry (Baye Nama) in Punjab, Done Right

A bay nama is just paper until it is registered. This is a service we offer end-to-end: we prepare your documents, handle the e-registry filing and the challans, and manage the Sub-Registrar visit where buyer, seller and witnesses sign. You start with a free consultation online — the service itself is hands-on.

01 The words, untangled

Bay Nama, Registry, Intiqal — Three Different Things

People use these words interchangeably and it causes real confusion at the counter. Here is the clean version:

Bay NamaTHE DOCUMENT
The sale deed itself — the written agreement of sale, also called moahida bay in everyday speech. A bay nama becomes a "registry" the moment the Sub-Registrar registers it. Need a second, supplementary deed later? That one is called a tattima registry.
RegistryTHE ACT
The act of registering that deed under the Registration Act — it proves a sale happened, between these two parties, on this date. This is the step our sale deed registry service is built around.
IntiqalTHE RECORD
The mutation — the revenue officer entering the buyer's name in the government land record. A registered sale deed does not do this by itself. In online mouzas the intiqal is approved together with e-registry; elsewhere it is still a separate step, and the new fard comes from the ADLR.
So what is "registry e intiqal"? The way people say it, it means both halves together — the registered deed and the transfer in the record. Our service covers the full trail, because half a transfer is how disputes start.
02 Sale deed fees, honestly

Who Pays What on a Property Registry

The sale price is only the start — stamp duty, registration duty and the FBR advance taxes sit on top of it. Here are the 2026 rates for Punjab, split buyer vs seller:

Fee / TaxPaid byAverage rateNote
Stamp dutyBuyer1% — same rate for urban and ruralCharged on the declared price or the DC valuation rate — whichever is higher.
Registration dutyBuyerSmall fixed amountSet by the state; we confirm the current figure on WhatsApp before you file.
Advance tax 236KBuyer1.25%FBR challan — since 26 Aug 2026 the PLRA e-registry portal generates it itself. Shown for filers; non-filers pay higher slabs. Adjustable advance tax, not a final bill.
Advance tax 236CSeller2.75%Paid on the FBR valuation where that exceeds the sale price. Shown for filers; higher for non-filers. Also adjustable.
Mutation (intiqal) feeBuyerFixed, nominalFor entering the transfer in the land record after the sale deed registry is done.
Worth knowing about sale deed fees: exact rupee amounts are always confirmed on WhatsApp before you pay anything — the percentages above are the current position; the cashier's figure is checked against your DC rate.
03 The process

From First Message to Registered Deed

Six steps covering the full registry e intiqal. The first four happen from your phone; step five is the one visit that can't.

1Online · Free

WhatsApp consultation

Start with a free consultation: send us the situation — whose name is on the record, the agreed price, any complications (a seller abroad, a disputed boundary, an old unregistered bay nama). We take it from there — your exact document list, the real cost heads, and then we handle the filing.

2Online

Fard baraye bay

Every sale deed registry starts from a fresh sale fard — the transaction-specific fard the Sub-Registrar works from. If you don't have one yet, arrange it here: fard for registry.

3Online

E-stamp challan + FBR challans

We prepare your 32-A e-stamp challan and both FBR challans (236K for the buyer, 236C for the seller). You pay via PSID at any Bank of Punjab branch or banking app — a challan is single-use and time-limited, so we time it for when your file is actually ready.

4Online

E-registry filing (PLRA portal)

We file the registration request on PLRA's e-registry portal for you — buyer, seller, witness and property details. The system verifies your paid challans itself, and pulls ownership details from the fard record.

5One physical visit

Registry day at the Sub-Registrar office

This is the one physical visit — and it's part of the service. Buyer, seller and two witnesses appear before the Sub-Registrar, and we manage the visit so it takes one trip, not three. Statements are recorded and biometric verification is completed. Anyone claiming a "100% online registry" is not describing how a property registry works in Punjab.

6Done

Registered deed in hand, then intiqal

When the Sub-Registrar registers your deed, the system gives it an official record number — called the bahi number — plus a document number. Keep both; they're how your deed is found in the government record later. Then the intiqal: the buyer's name enters the land record (automatic in online mouzas, a separate step with the ADLR elsewhere).

What Registry Day Needs From You

A property registry gets rejected at the counter for boring reasons — a missing challan, an expired fard, a witness without a CNIC. This is the full list; we check yours against it on WhatsApp first.

Always required

  • Original CNICs — buyer, seller, and two witnesses
  • Fard baraye bay — the sale fard for this transaction
  • Paid e-stamp challan (32-A)
  • Both FBR challans — 236K (buyer) and 236C (seller)
  • The drafted bay nama itself, ready for signing

When they apply

  • Power of attorney — if someone signs for an owner, it must be verified by the Sub-Registrar
  • Overseas Pakistani seller? — statement can be recorded via the Community Welfare Attaché at the Pakistani mission, or through the PLRA office in London
  • Green Property Certificate — required for sales since July 2026 in most tehsils; a few now accept fard again, so confirm before you start
  • Old unregistered bay nama? — since the Jan 2026 oral-transfer ban, only a registered deed counts; bring it and we'll tell you where you stand
05 Why us

Why People Message Us Before Registry Day

REASON 01

We say what the portal won't

The tehsil-by-tehsil Green Certificate situation, the challan that expires before your file is ready — the small print that turns into a rejected filing. We tell you upfront.

REASON 02

One visit, zero wasted trips

Your file is checked on WhatsApp before registry day. The most common reason filings get bounced is a document nobody flagged — we flag it early.

REASON 03

The full trail check

Registry, intiqal, current fard — all three agreeing before money changes hands. Especially worth it when you're buying from someone you don't know well.

REASON 04

A real office, a real number

We're on Faisalabad Road, Jaranwala, near the Nadra Office — and on WhatsApp at 0334 1227222. Start with a free consultation; we'll tell you exactly what your registry needs before anything is filed.

Sale Deed Registry — Asked & Answered

1Can the whole registry be done online?+
No — and be wary of anyone who says otherwise. This is a managed service, not a website form: the consultation happens online, but the registry itself needs one physical visit — buyer, seller and witnesses before the Sub-Registrar, with biometric verification completed. We handle everything up to and including that visit.
2We signed a bay nama but haven't registered it yet — are we safe?+
Not yet. A bay nama on its own is an agreement between two people — it only becomes proof of the sale once registered before the Sub-Registrar. Since the January 2026 rule change, the land record won't recognise a sale without a registered deed (inheritance is the only exception). If you've paid an advance on an unregistered bay nama, get it registered before paying the rest — and if the seller is stalling, message us on WhatsApp before the situation hardens.
3How is the stamp duty worked out — on our price or the government's rate?+
On whichever is higher. The e-stamp system takes your declared sale price and the District Collector's valuation rate for that area, and charges stamp duty on the bigger of the two. Declaring a lower price to save duty doesn't work — the DC rate catches it. The FBR has its own valuation tables too, and where those run higher than your price, the 236K and 236C advance taxes are worked out on the FBR figure.
4Do I need a fard for the registry?+
Yes — a fard for registry (fard baraye bay), the transaction-specific fard issued for a sale. An old or general fard won't do; the Sub-Registrar works from the sale fard. If you don't have one, that's step one.
5How long does the e-registry process take?+
Honestly: the online filing can be done the same day your documents are ready. The physical visit depends on the Sub-Registrar's schedule — usually within days, not weeks. Your deed's official record number (the bahi number) is generally issued the same day as the signing. What stretches timelines is almost always an incomplete file, which is why we check everything beforehand.
6What if the seller is abroad?+
Two workable routes: a power of attorney verified by the Sub-Registrar, or having the seller's statement recorded through the Community Welfare Attaché at the Pakistani mission — the PLRA office in London also handles e-registry with NADRA biometric. Tell us the country on WhatsApp and we'll map the exact route.
7Is the Green Property Certificate needed for my registry?+
It has been mandatory for sale transactions since July 2026 in most districts — but some tehsils have started accepting the traditional fard again, so the answer genuinely depends on where your property sits. Confirm with us (or your ARC) before you start, not after you've paid challans.
8Can I check an old registry online?+
Yes. Searching "registry check online Punjab" mostly returns vehicle-registration results — for property, use the Registration of Deeds (RoD) portal. Old registered deeds can be pulled by the deed's official record number (called the bahi number), the registration number, a party's CNIC or a party name, and a verified copy can be downloaded. One honest limit: it proves the sale happened then, not that the seller still owns it now. For a purchase decision, check the intiqal and current fard too — or ask us to run the full trail check first.
