Gift Deed Registry (Hiba) in Punjab, Done Right

A gift of property means nothing on the record until the hiba nama is registered. This is a service we offer end-to-end: we get the deed drafted, handle the e-stamp challan, and manage the Sub-Registrar visit where donor, donee and witnesses sign. You start with a free consultation online — the service itself is hands-on.

01 The words, untangled

Hiba, Hiba Nama, Intiqal — Three Different Things

People mix these up and it costs them at the counter. Here is the clean version:

HibaTHE GIFT
The gift itself under Islamic law — one person giving property to another, with no payment. A hiba is only complete when three things happen: the offer (ijab), the acceptance (qabool), and the delivery of possession (qabza). Miss the third and the gift is not complete — registered deed or not.
Hiba NamaTHE REGISTERED DEED
The written gift deed — also called a deed of gift (sometimes written hibanama) — once it is registered before the Sub-Registrar. Since the January 2026 rule change, an oral gift or an unregistered paper means nothing in the land record. This is the step our gift deed registry service is built around.
IntiqalTHE RECORD
The mutation — the revenue officer entering the donee's name in the government land record. A registered hiba nama does not do this by itself. After registration, the intiqal is entered at the ARC on the basis of the registered deed.
So what is "hiba registry"? The way people say it, it means the whole job done together — a properly drafted hiba nama, registered before the Sub-Registrar, followed by the intiqal. Our service covers the full trail, because half a transfer is how family disputes start.
02 Gift deed costs, honestly

Who Pays What on a Gift Deed

A gift has no sale price, but it is not free at the counter. Here are the 2026 rates for Punjab, split by who pays:

Fee / TaxPaid byAverage rateNote
Stamp dutyDonee1% — same rate for urban and ruralUnder Article 33 of the Stamp Act, on the property's valuation. No blood-relative discount — a gift to your own daughter pays the same 1%.
Registration dutyDoneeSmall fixed amountSet by the state; we confirm the current figure on WhatsApp before you file.
Advance taxes 236K / 236CExemptNone — family giftsGenuine gifts between close relatives (spouse, parents, children, siblings) don't attract these FBR advance taxes. Gifts to non-relatives are treated differently — confirm at payment time.
Mutation (intiqal) feeDoneeFixed, nominalFor entering the transfer in the land record after the gift deed registry is done.
Two things worth knowing about gift deed costs: the stamp duty is legally the donee's to pay, though families usually settle it between themselves. And exact rupee amounts are always confirmed on WhatsApp before you pay anything — the percentages above are the 2026 position.
03 The process

From First Message to Registered Hiba Nama

Six steps covering the full gift deed registry. The first four happen from your phone; step five is the one visit that can't.

1Online · Free

WhatsApp consultation

Start with a free consultation: send us the situation — who is gifting to whom, the relationship, the property, any complications (a donor abroad, a minor donee, possession not yet handed over). We take it from there — your exact document list, the real cost heads, and then we handle the filing.

2Online

Fard for hiba

Every gift deed registry starts from a fresh fard for the property being gifted — the record the Sub-Registrar works from. If you don't have one yet, arrange it here: fard for hiba.

3Online

Hiba nama drafted

The deed is drafted by a registered Arazi Moawin — donor and donee details, CNICs, the offer and acceptance, and the possession recital. Since October 2026, only registered deed writers with biometric machines may prepare deeds in Punjab.

4Online

E-stamp challan

We get the e-stamp challan generated in the donee's name and paid via PSID at any Bank of Punjab branch or banking app. A challan is single-use and time-limited, so we time it for when your file is actually ready.

5One physical visit

Gift deed day at the Sub-Registrar office

This is the one physical visit — and it's part of the service. Donor and donee appear with original CNICs, the deed is signed before two adult witnesses, and biometric verification of both parties is completed. We manage the visit so it takes one trip, not three. The deed must reach the Sub-Registrar within four months of signing.

6Done

Registered deed in hand, then intiqal

Your registered deed is issued with its official record number. Then the intiqal: the donee's name enters the land record at the ARC on the basis of the registered deed — confirm locally whether your tehsil processes it automatically.

04 Documents

What Gift Deed Day Needs From You

A gift deed gets rejected at the counter for boring reasons — a missing challan, an expired fard, a witness without a CNIC. This is the full list; we check yours against it on WhatsApp first.

Always required

  • Original CNICs — donor, donee, and two adult witnesses
  • Fard for hiba — the property record for this gift
  • Paid e-stamp challan in the donee's name
  • The drafted hiba nama, ready for signing
  • Possession handover arranged — the donee takes qabza

When they apply

  • Power of attorney — if someone signs for the donor or donee, it must be verified by the Sub-Registrar
  • Overseas Pakistani donor or donee? — a mission/MOFA biometric route exists for overseas property transfers; whether gift deeds are processed through it depends on the mission, so confirm with PLRA first
  • Green Property Certificate — was mandatory for gifts from July 2026, withdrawn weeks later; confirm with your ARC/Sub-Registrar whether your tehsil asks for one
  • Gift to a minor? — a father or guardian can receive possession on the minor's behalf
  • Old unregistered gift paper? — since the Jan 2026 oral-gift ban, only a registered deed counts; bring it and we'll tell you where you stand
05 Why us

Why People Message Us Before Gifting Property

REASON 01

We say what the counter won't

No blood-relative stamp-duty discount, possession still required after registration, the deed must reach the Sub-Registrar within four months — the small print that turns into a rejected filing. We tell you upfront.

REASON 02

One visit, zero wasted trips

Your file is checked on WhatsApp before gift deed day. The most common reason filings get bounced is a document nobody flagged — we flag it early.

REASON 03

The possession problem, handled

Registration alone doesn't complete a hiba — delivery of possession does. We make sure the deed, the witnesses and the handover line up, so the gift can't later be challenged as incomplete.

REASON 04

A real office, a real number

We're on Faisalabad Road, Jaranwala, near the Nadra Office — and on WhatsApp at 0334 1227222. Start with a free consultation; we'll tell you exactly what your gift deed needs before anything is filed.

07 Questions

Gift Deed Registry — Asked & Answered

1Is a gift deed valid without registration?+
Between the parties, the three essentials of hiba — offer, acceptance, delivery of possession — can make a gift valid under Islamic law. But since the January 2026 rule change, the land record will not recognise any gift without a registered deed. An unregistered hiba nama is paper the record keeper cannot act on. Register it.
2What stamp duty applies on a gift between father and daughter?+
The same as any gift: 1% of the property value — the rate is the same in urban and rural areas. There is no family discount on stamp duty — a gift within the family pays the same 1% as any other gift. The duty is legally the donee's (your daughter's) to pay, though families usually settle it between themselves.
3Can my father take back the gifted property?+
Before possession passes, yes — freely. Once the deed is registered and possession has passed, taking it back generally needs a court decree on defined grounds like fraud or coercion. Two gifts can never be taken back at all: to a spouse, or to someone within the prohibited degrees. And a "revocable whenever I want" clause written into the deed itself is void.
4Do I need a Green Property Certificate for a gift deed?+
It was made mandatory for gifts from July 2026, then withdrawn weeks later. Right now it is not a province-wide requirement — but some tehsils still ask for one. Confirm with us (or your ARC) before you start, not after you've paid the challan.
5Can an overseas Pakistani gift property without coming to Pakistan?+
There is a mission/MOFA route with NADRA-linked biometric for overseas property transfers — the PLRA office in London handles e-registry without a power of attorney. Whether gift deeds are processed through it depends on the mission, so confirm with PLRA first. Otherwise, a power of attorney verified by the Sub-Registrar lets someone sign on the donor's behalf.
6What if possession was never delivered?+
Then the hiba is not complete — possession is the soul of a valid gift the way Pakistan's courts apply it, and registration alone doesn't fix it. If the deed is registered but the donee never took possession, the gift can be challenged as incomplete. Tell us the actual position on WhatsApp before filing; the deed must match reality.
7Gift deed vs will — which is better?+
A registered deed of gift transfers ownership now, in the donor's lifetime. A will only takes effect after death — and under Islamic law it can't give more than one-third of the estate to a non-heir, or anything extra to a legal heir without the other heirs' consent. If the intention is to give now, a gift deed is the cleaner instrument.
8Do I need a fard for a gift deed?+
Yes — a fard for hiba, the current property record the Sub-Registrar works from. An old or general fard won't do. If you don't have one, that's step one of your hiba registry.
